New Real Estate Agent Lead Capture Technology

April 7, 2008 by

real-estate-txt-msg.jpgHere’s a cool new technology I read about that will change how real estate agents gather new leads. Basically potential buyers or sellers can connect much faster with real estate agents via cell phone text messaging. Say, for example, you get to a house you’re really interested in buying and you want in depth information asap.

You can now send a text message or email directly to the sales agent right away and they’ll send you back more detailed information on the spot! This company is taking advantage that everyone now carries cell phones so why not connect buyers with sellers?

It has only been 10 years since www.realtor.com became the starting place for anyone looking to buy, sell, rent, and list properties; in those years the same people began carrying a cell phone with them eighty-plus percent of the time.  Now with text messaging growing faster than any other form of communication in the world, the opportunity to capitalize has presented itself.

XAP Realty, a Los Angeles based real estate marketing company has created a lead capture solution to utilize the fact that cell phones are now carried by all buyers.  The concept is extremely simple, www.xaprealty.com provides real estate agents, individual sellers, and property management companies with interactive yard and rider signs.  The signs allow prospects to request the listing information of a particular property by sending a text message.

The prospect is immediately sent the listing details including: address, price, beds, baths, acreage, MLS#, agent’s contact information, and more.  Simultaneously, the agent or property manager is sent an email that includes the prospects phone number and the listing that he/she is interested in viewing.  The service acts like an on-site assistant, reporting full property details and taking down new lead information 24 hours a day 7 days per week.

XAP Realty benefits realtors by capturing more leads using the non-invasive communication medium of text messaging.  XAP Realty saves realtors time and money by providing prospects with the relevant information they need, and reducing materials.  Last of all XAP Realty simplifies the process by providing prospects with an effective means of saving the listing information they require, thus making the job easier the realtor.

The question of whether realtors will stay on the cutting edge of technology remains unknown, however, with regards to cell phones XAP Realty interactive signs are already being used in a city near you.

The UK offer international real estate agents a system where an agent pay per enquiry . This means no commission payments and a system that is easy to manage. The property websites that offer this have the threat of never being paid if they do not work hard. So you will find that UK based property websites that operate this scheme are fairly good at what they do

Our broker recently introduced using Gumiyo for the text message technology. We haven’t personally found it very useful as we tried it and not too many people responded and we utilize a sign rider advertising our . We have spent a lot of time on our website where we capture leads with an IDX search so we focus on pushing all of our leads into that. However, other agents in our office love using Gumiyo and a sign rider for it!

Isn’t there always another way for us to find new leads? Aren’t they all going to “change the way we gather leads” or “revolutionize the business”? I thin kit comes down to this… will you, as a Realtor, be diligent enough to call these people and follow up with them. If not, don’t waste your money. There’s no point.

I recently heard about this marketing tool. I am taking an online technology class (working on my MBA), and it came up in a discussion. I’m the community manager at http://www.ourbania.com, a free online real estate network where people can market their properties for free. We are a very international community, so if you’re looking beyond borders, check us out. We aren’t a phone texting service… but hey, maybe one day!

Once you generate the lead, how you focus your time is essential. Are you constantly following up on prospects who have no way of buying? To identify if that new prospect is viable try using http://www.realtag.com. They offer a free thirty day trial that gives you 100 data pulls on the prospect you enter. They tell you who is on title, estimated income, liklihood to buy, value of their current home, any liens, equity position among other valuable info on the prospect. They even link a satelite photo and provide comps to email your new prospect a Competitive Market Analysis. All in five seconds or less. I love Technology.

Hi, eventhough the real estate market is pretty bad, I wanted to pass along a great, FREE site that I used to sell my home for 2% less than asking price.

    http://www.realhoo.com.

Thanks realhoo.com, please pass this on to others it is FREE. Anyone can list even agents!

  20. Mike Sparr - Goomzee.com on January 21st, 2009 8:45 pm

I agree that it’s important to not just rely on the technology, but also commit to following up with leads in a timely manner to convert them into sales. Many of our customers report their best success when they follow up via text message with prospective buyers and prompting them to contact them and schedule a showing or answer questions.

Based on these responses, we incorporated a feature called Auto Attendant that when activated, can send a personalized response approximately 5 minutes after the first time a lead texts one of your properties.

If you are considering mobile marketing solutions, check out our Free white paper (and website if you desire) online: http://www.goomzee.com/wp-real-estate-mobile.htm

Good info and great responses. Let us know if you have any questions.

This tool looks interesting, I might give it a try considering everyone has spoken so highly of it.

  22. scott Schmitz on March 3rd, 2009 3:33 pm

I hate to be the skeptic in the room. But why is this better than just leaving an 800 number on the sign? An 800 number is better because:

Most people who make yard sign calls never end up buying the house they are calling about. But, its a great way to get a client!

There are some pretty good statistics about how buyers shop. The facts are that the early bird gets the worm. So, lets say there are 2 houses for sale in the neighborhood one with an 800 number on it and the other with some kind of e-mail system on it. The buyer calls both numbers. The agent with the 800 number talks directly with the client, drives over and shows the house. They even show the house with the automated system – after all they are already there! So, who gets the sale? the person who personally answered the phone.

Sending back some info about a listing is just an invitation for the prospective client to walk away. Instead, you need to provide the information on the listing. Find out if it is acceptable – if so show the home. If not, offer to show homes that meet the needs of the client. That last possibility is the likely one and is the one that an automated system just does not address as well as a personal phone call.

I think this texting messages is a great idea to initialize contact because you can do it with little expense. But after the initial contact there has to be a more proactive attempt. I use sendoutcards.com to establish the connection. It gives it a more personal touch.

  24. Mike Sparr - Goomzee.com on March 24th, 2009 6:06 pm

Scott, great question, The obvious answer is all channels of communication are important. I cannot speak for all text message marketing solutions but Goomzee instantly alerts the agent of the lead and they can connect to the buyer either by calling, texting or emailing. This triples the potential communication channels they can personally interact and increase the chances of a potential sale. It’s the closest thing to a pre-sale without any extra work!

I think your point is valid but it merely confirms that responsiveness drives sales results. Average response to Internet leads is 16 hours. Top firms recognize this and establish Internet sales teams with targeted 15 minute response times. Agents live busy lives, even those with teams and assistants. They are not always available and many buyers, especially Gen X-Y, prefer to gather information and make informed decisions before speaking to salespeople. The fact is noone is available to answer the phone 24 hours, or makes their callbacks every hour. If you’re not using this technology, you don’t know which leads you’re missing.

Jose you make a great point. If you do the math it is a great deal indeed. Most homeowners with an average $250,000 mortgage, are spending $44/day until their home is sold. If you use tools that could shave off 10 days from a 180-day listing, you save your clients $440 at a cost of $60-90 – that’s a great ROI. If you shave off similar days per deal and have one closing per month, you gain 120 days which means you can sell an additional property per year (even if it takes 120 days to sell). Average commissions on a $250,000 sale (assuming just 1-sided) means an extra $7500/year. Spending $199/year for a starter plan is very low risk. This means more budget for personalized “next steps” like your recommended postcard solution. As you know, pre-sale is step one and the relationship and sale still must be made thereafter.

  25. Jose Jimenez on March 25th, 2009 12:36 pm

Most definitely Mike. Sending postcards to the homes surrounding the home you are trying to sell is petty cash compared to the commissions you make on a sale.

Sending cards to the same neighborhood lets them do the advertising for you. They may know a friend or family member that they want to move closer to them.

I just signed up for Realtime Referral’s 60 day free trial and at first I was very skeptical of all the marketing strategies, lead generators, etc. they had to offer but their team has been so responsive and helpful that I am extremely optimistic their marketing plan will turn around my business in no time at all. In fact, I just sold a property by using their strategy and I just received a great commission on a property by using their referral exchange market.
