Home Insurance – Where to Start

March 16, 2011 by

Picking the right insurer for your home can be a daunting task especially if you’re a new home buyer with no prior experience. There are so many providers out there with such a vast range of insurance packages, it’s difficult to tell which is the right plan just for you.

Fortunately the internet makes home insurance shopping much easier especially with sites like InsWeb for the US and Money for UK residents. InsWeb provides a free database  which offers quotes from up to 8 insurers and the UK Money site provides up to 20. They are basically search engine comparison sites so you can access quotes from one location without having to hop from one insurance site to another.

There’s also an article on the CNN site under the money section which I recommend reading that discusses the top things to know about insurance. They even provide some other good articles worth reading pertaining to home ownership in general.

Insurance coverage and requirements also vary based on which state and country you live in. For example, I live in San Francisco which is very earthquake prone so an optional earthquake insurance option is available. Others who live in the mid-west are prone to hurricanes so their insurance will be more expensive.  Regardless of your location, it’s always important to seek out and find at least 2-4 quotes before making your decision. Not only will you save money but you’ll also have peace of mind knowing that you didn’t just select the first insurance plan you came across. Good luck in your search!

It is also important to start looking early, not just two days before your home purchase closing or renewal date. It can often take a while to get quotes from different companies and negotiate the best rates.

We Realtors and Attorneys use the term fee simple to describe land that is being sold as real property; that is real estate. We used the term leased land or leasehold interest to describe land that is not transferring as real estate. This rather lengthy text is regarding Leased Land, Real Estate, Private Property, Chattels, Mobile Homes, Homes on Leased Land and a legal dissertation to define, describe and determine the differences. Terminology is important when discussing Real Estate, i.e. real property. Blacks Law Dictionary is the recognized, definitive source for legal definitions under our American Law; which is derived from English Law

  28. Jonathan Paul on October 29th, 2009 11:01 pm

Insurance can help you with your peace of mind, knowing that in the event of a covered loss, your damaged home will be rebuilt and your destroyed belongings will be replaced. Your home is probably the single largest investment you’ll ever make. By insuring your home, you are helping to protect your investment and your equity.

We know, natural calamities are uncontrollable. So if nature hits in the form of a fire or flood, you are basically out of luck unless you have insurance. Home insurance will protect you against things like floods and natural disasters and can even be as specific as helping to protect your home from things like break-ins and robbery.

  29. ortigas houses on December 4th, 2009 3:29 am

One should be careful enough when choosing home insurance. Pick the best you know will benefit you most. We should not take impulse decision. It might lead you to dissatisfaction. Nature is unpredictable, so we are not prepared when the calamity will devastate.

You should check your insurance with an insurance adjuster. Adjusteres look at what is covered or what the insurance company will try not to cover.

Bottomline if you feel ripped off by an insurance company you are going to call in the adjuster.

So why not develop a realationship with your insurance adjuster 1st.

Have him look over the policy because it there is a claim he will get you the max in the end.

After 4 years of drought in Georgia, many of my clients discovered they were underprotected the hard way once the rain came back. The point of insurance is to protect you from the unpredictable. Your insurance agent needs enough experience to have lived through the droughts and the rainy seasons in order to best advise you. Many people purchase their policies based on what’s happening right now, but this should be looked at as a long term safety measure just as the purchase of your home should be looked at as a long term investment. Yet most people buy insurance from whoever their friend or realtor suggest. This is a great tool to assist those folks. Great job!

Good article. In Minnesota home buyers are only able to use the same insurance company as they do for their auto insurance. If you buy a home and need home owners insurance, you will either have to use who you use for your auto policy or switch your auto insurance provider to your home insurance provider. This is due to the fact that insurance companies loose so much money insuring Minnesota homes due to the whether here.

Do you have the proper documentation to make your home owner insurance pay you for your losses? Insurance companies bank on you not remembering everything you own…it just means less they have to pay out.
How do you get your insurance company to pay you what you are owed? You need to perform a Home Inventory. A Home Inventory includes a list of possessions you own, their value and typically a photo. If the need arises you would provide your Home Inventory Report to your insurance company so that they can provide you with the highest claim possible….after-all….you have been paying the high premiums.

There are home inventory companies, such as AssetWatch, that can easily assist you with creating an inventory and storing it securely for easy retrieval.

People often take for granted the home insurance. We should be more knowledgeable about them and try to learn more about them before signing up for any program.

A clarification on the previous comment, Florida requires homeowner insurance prior to purchase. But the requirement is per the lender only, I believe. If a property is owned outright, I don’t believe there is anything preventing a homeowner from dropping coverage (not that it’s recommended).

Selecting the proper types of insurance policies for your home is very important. Like San Fransisco with it’s earthquake considerations, Miami homes have to take into consideration the damages that hurricanes may cause. Be meticulous and diligent. Get your three quotes and make certain that you compare apples to apples.

Got something to say?
