Knowledge of real estate investment is really not a rocket science and not a cake walk although. I agree with the above comment that we may refer to someone who’s knowledgeable enough or has lots of experience in the area. Also we need to take care of certain points/facts, before and while investing, such as -

Knowledge of the market - Study the market well before you close your real estate investment deal. The key areas that you should focus on are: locality, where the house is located, condition of the house, infrastructure of the locality in terms of healthcare, recreational and transport facilities and the rentals in that particular area.

You can refer to the article which talks about certain facts to know before you invest in real estate

I definitely agree with David's comment earlier; the best way to learn real estate investing is from someone that knows what they are doing, and are willing to mentor you, especially in this down market.

I just stumbled across Mr. Cowgill's reply to Jack.
Which I found VERY informative!
I emailed it to myself to study.

In my humble opinion, Real Estate WHOLESALING (Flipping)is the #1 best opportunity in today's marketplace.

Here is why:
ANY (new) Real Estate Investor can easily access 100% Financing at 1% interest - for the express purpose of Flipping Short Sales and Foreclosures.

By eliminating the usual TITLE SEASONING issues, you can instantly
flip homes to a growing market of buyers looking for "Great Deals".

You contract with a seller to buy their home 50-70% below market price and let the realtor provide a ready buyer for the home.

This allows you to sell a home before you buy it.

If you need or want 100% Financing to take advantage of immediate Real Estate Investor opportunities that you come across please see
my contact details for more information.

Great response to his question. Just reading and understanding as much of the process is the best way to start. Don't just jump into with the knowledge to keep yourself afloat.

While finding the right deal is important, and getting the money is definitely important, I've always found there is one MAIN key to being successful in real estate: identifying your EXIT STRATEGY.

To be successful, you need to have a clear-cut plan of how you're going to turn that real estate into Money. Things like how long you're going to have it, costs that will be involved, risks, and of course profit all will lead you to which exit strategy is right for you.

Without knowing exactly what you're going to do with the real estate to make money once you've purchased it, it makes no sense to start looking for the right property or how to fund it.

Investing in or developing real estate takes work. No one is going to hand you anything. No one gives away easy money. There is a lot to learn, but it can be both very fulfilling and profitable.

I recently started a blog at www.myactualprofits.com that describes my experiences investing and developing real estate. It walks through the steps I took, the lessons learned and the actual profits I made. I couldn't find this info on the web when I started. Thankfully, I was able to follow some of the advice given in this post. I found some people willing to help.

There are great sources of information out there. This blog being one of them. But please get your act together and understand what you are getting into prior to putting any money at risk or embarrassing yourself in your close knit local market.
